Twice in the past 20 years, Chatham County’s planning and zoning regulators have turned thumbs down on proposals to build houses on a strip of marshland that juts off LaRoche Avenue in an irregular peninsula.
First in 1993 and again in 2010, the zoning board said no to requests for residential use of the property. In 2004, the board also denied a requested 40-foot front yard variance from the 85-foot requirement.
Now, a Tybee Island man is trying again, but his plan ran into a stumbling block at a recent zoning board meeting.
In what may be described as a split decision, the Chatham County Zoning Board of Appeals denied Jeff Harris’ request for a 30-foot front yard setback variance on one side of the property, but approved a 10-foot marsh buffer setback variance from the 35-foot requirement on another side.
